Interiors
Local craftsman skillfully restored this Lazio country villa in 2007. They maintained the properties of a traditional farmhouse while integrating the best of modern Italian design. Moreover, the villa is spacious and airy with a total of five bedrooms and four and a half bathrooms. Three of these bathrooms are ensuite. All bedrooms have ceiling fans and built in closets. Overall this Lazio country villa can accommodate 12 people. Eight can sleep in four king beds, 2 in twin beds and 2 in extra beds.
You’ll find the main entrance of this Lazio country villa with arched French doors which open into a large and comfortable living room with views of the medieval town of Trevinano. It is furnished with two large sofas set in front of a large, modern wood burning fireplace. Furthermore, across from here you’ll find a credenza with satellite TV and DVD player, and an MP-3 player.
The dining room, that seats 12 shares its views of Trevinano with the living room and has arched French doors opening onto a patio which overlooks the infinity pool and the woods of Monte Rufeno across the valley.
In addition, there is a modern gourmet kitchen with travertine stone counters and sink, gas cooktop, oven, refrigerator with freezer, microwave, dishwasher and washing machine. Also, the kitchen island provides seating for five. A set of French doors opens onto a large portico for al fresco dining. Finally, all the windows and doors have southern and eastern exposures that fill the kitchen with light throughout the day.
Exteriors
The villa’s four acres boast 360 degree views of the surrounding landscape that includes a rich history of Etruscan settlements and medieval towns. There is a large pool (5×13 meters) with infinity edges. It has a shallow area to accommodate children. A patio furnished with sun beds surrounds the pool, perfect for sun bathing.
In addition there is a pond surrounded by oak trees and hammocks creating an oasis of relaxation. Moreover, there is a newly planted olive grove with over sixty plants just beneath the pond.
A special feature of the house is a 10 meter portico with stunning views of Monte Rufeno and the valley of the Paglia River. The custom stone table which seats twelve is a great place for al fresco meals. A wood-burning fireplace allows for outdoor cooking. There is also a comfortable seating area that is the perfect place for reading a book or sipping a glass of wine.
Location
This Lazio country villa has a prime location, positioned near many desirable tourist destinations in Italy. You’ll find the villa about two hours north of Rome and one and a half hours south of Florence. You can reach the villa from both of these cities by train at the stop Fabro. It is also about one hour from Siena and Perugia, cities which both have airports. Also it is possible to make day trips to several surrounding villages. These characteristic medieval villages include Trevinano, San Casciano del Bagni, Proceno and Acquapendente. Discover the beautiful views of the surrounding valley from Treviano, the thermal baths of San Casciano del Bagni, the lively piazza of Proceno and the Etruscan history of Acquapendente.

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
