Reservations
Reservations are made on behalf of the property owner at the rates listed on the SopranoVillas.com website.
Rentals
The minimum stay requirement is one week, from Saturday to Saturday. For some properties, a minimum stay of 14 days applies, and this will be clearly indicated during the booking process. SopranoVillas reserves the right to adjust property rates as needed to reflect market conditions or in response to special offers.
Guests are not permitted to sub-let the rented property. They are responsible for their personal belongings, including jewelry and other valuable items, and must ensure the property is securely locked whenever they leave. Guests are also expected to refrain from any activities that may cause inconvenience to the Owner or neighboring residents.
Payment and booking liability
To secure a reservation, the Tenant must complete the Rental Agreement provided by SopranoVillas via email. To confirm the booking, a 50% prepayment of the total rental amount is required within 2 business days of signing the Rental Agreement. This prepayment can be made via bank transfer, PayPal, credit card (Visa/MasterCard), or cryptocurrency through our secure online payment system. Once the prepayment is received, a booking confirmation email will be sent, finalizing the reservation.
The remaining balance (50% of the total rental amount) must be paid no later than 60 days before the arrival date (specific deadlines may vary by property). Delays in final payments exceeding seven days may result in the cancellation of the contract.
The security deposit is due upon arrival or, in some cases, via bank transfer one week before arrival, depending on the property’s requirements. For bookings made within 60 days of arrival, the full rental amount must be paid at the time of booking.
Check-in/Check-out
Arrivals are scheduled on Saturdays between 16:00 and 20:00, with departures on the following Saturday between 07:00 and 10:00 (specific times may vary by property).
Please inform us of any changes to your arrival time as soon as possible. Depending on the property, late arrivals may incur a late check-in fee. In the event of an unforeseen delay that the owner cannot accommodate, the customer will be responsible for the additional cost of a hotel room.
Upon arrival, please bring a copy of your confirmation email and a copy of the ID or passport for each member of your party, as required for registration under Italian law.
Cancellation Policy
All cancellations must be submitted in writing to our email at info@sopranovillas.com. The effective cancellation date will be the date we receive your email.
Cancellation Fees:
- 60 days or more before arrival: 20% of the 50% deposit is refundable (note that certain properties may have different cancellation terms).
- Within 59 days of arrival: The entire rental fee is non-refundable.
Damage and Liability
A security deposit is required for all bookings to cover potential damages; the amount varies depending on the property. The deposit is due upon arrival if paid in cash or one week before arrival if paid via bank transfer or credit card. Guests are responsible for any damages incurred to the property, both inside and out, during their stay. The deposit serves as coverage for these damages, but guests will be liable for any additional costs exceeding the deposit amount.
Refunds for the deposit will be issued within one week of departure, provided there are no deductions for damages or agreed-upon extra services. Access to the property may be denied if the deposit is not paid upon arrival. SopranoVillas assumes no liability in the event of a dispute between the Tenant and Owner regarding the security deposit or damages.
SopranoVillas is not liable for any accidents, injuries, or losses experienced by guests, nor for disruptions caused by natural disasters (e.g., earthquakes, hurricanes), and does not offer travel insurance coverage. SopranoVillas recommends that Tenants obtain their own travel insurance to ensure coverage in the event of unforeseen circumstances.
Extra Services
The availability of extra services varies by property. SopranoVillas will inform Tenants of the services provided by the Owner, which can be arranged with advance notice once the booking is confirmed. Typically, payment for these additional services is made directly to the property manager upon arrival.
SopranoVillas may also arrange supplementary services not offered by the Owner, subject to a commission. In such cases, payment for these services must be made via bank transfer to SopranoVillas.
Locks-out and Key replacement
In the event of a lock-out, guests should promptly inform the onsite staff at the rented property. A service fee, which may vary, will apply for key or lock replacement, and will be deducted from the security deposit. Additionally, if keys are lost, guests are responsible for the cost of installing new locks, which will also be deducted from the security deposit.
Pets
Tenants must inform SopranoVillas at the time of booking if they wish to bring pets to the property. Some properties do not allow pets, and an additional cleaning surcharge may apply at the end of the stay.
Termination By Owner
SopranoVillas is not liable if a property owner removes their villa from the website after a booking has been made. In such cases, SopranoVillas will make every effort to offer the Tenant a comparable property at the original rate. If a suitable alternative is unavailable or does not meet the Tenant’s needs, the Tenant agrees to accept a full refund of the rental amount paid.
The property Owner reserves the right to evict any guest from the property in cases of disruptive or inappropriate behavior.
Property Substitution
If the booked property becomes unavailable due to maintenance issues, essential building work, or other circumstances, SopranoVillas will make every effort to offer the Tenant a comparable property at the original rate. Should a suitable alternative be unavailable or not meet the Tenant’s requirements, the Tenant agrees to accept a full refund of the rental amount paid.
Age Requirements
At least one individual aged 25 or older must be present and occupy the property for the entire duration of the stay.
Complaints
SopranoVillas serves as a booking agent for property owners and managers. In the event of a complaint, please inform the Owner/Property Manager and SopranoVillas immediately. While SopranoVillas cannot be held responsible for issues reported during the Tenant’s stay, we will make every effort to resolve them by working closely with the Owner. Complaints made after the stay will not be considered valid.
Jurisdiction
In the event of any disputes, the matter will be subject to the jurisdiction of the Italian courts, with Italian law applicable.
By confirming the booking and signing the rental agreement, the Tenant is deemed to have automatically accepted SopranoVillas’ Terms and Conditions as outlined above.
