Description
Interiors
The farmhouse is arranged over two floors. On the ground floor, guests will find a sitting room with fireplace, a separate TV room with Smart TV and Sonos surround sound, a dining room, a large fully equipped kitchen, and a pool room.
Two air-conditioned king-size bedrooms are also located on this level. Both have private en-suite bathrooms and direct access to the gardens. Two additional guest WCs complete the ground floor.
Upstairs, there are three more air-conditioned king-size bedrooms with en-suite bathrooms, plus one air-conditioned twin bedroom with two single beds and its own en-suite bathroom. One of the king bedrooms can also be converted into a twin room on request.
Modern comforts include Wi-Fi, a filtered chilled and sparkling water system, Smart TV with Now TV, Sonos music, XBOX One and an alarm system.
Exteriors
Outside, the villa is surrounded by landscaped gardens and offers a heated swimming pool with a covered gazebo nearby. A second covered gazebo extends from the kitchen terrace, creating another comfortable outdoor space.
Guests can also enjoy table tennis, a traditional stone barbecue and pizza oven, as well as a gas barbecue. Security gates provide access to the property.
Location
Bisenzio Elegant Farmhouse enjoys a secluded countryside setting with views stretching towards Orvieto. The location offers convenient access to several important destinations in central Italy. Orvieto is approximately 30 minutes away, while both Rome and Florence can be reached in around 1.5 hours.
Please note: For larger groups, the villa can be rented together with the Bisenzio Historic Tower.

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
