Interiors

This large Umbria villa consists of an authentic stone farmhouse and an accompanying guest house. Each of these has its own driveway. The main property sleeps 8 and the guest house 6, making for a total of up to 14 guests. With separate properties, you can ensure privacy for two different groups, whilst still enjoying a close proximity to each other and shared facilities. In the farmhouse, you will enter to find a double living room. This has a fireplace and two sitting areas, as well as a TV. The dining area has a great view of the garden and a kitchen which provides all the modern amenities you might need. This also has garden access to the terraced dining area. The ground floor also has a twin bedroom with a shower. Moving up you will find a hallway with a decorative fireplace and further sleeping areas. The first bedroom here is the master bedroom. This comes with a double bed, an ensuite bathroom with shower and a gorgeous view of the valley. The second has a double with an ensuite shower and double basin. The final bedroom in this property has another double with an ensuite bathroom and shower. This also offers its guests a panoramic view outside. The guest house opens up into a living and dining area. This has a fireplace and a beautiful panoramic window. Adjoining this is the large kitchen with all the necessary appliances. The first bedroom of this property is another master bedroom with a bathroom and shower. The first floor of this building holds a further twin room (not convertible into double) which also has direct pool access, as well as a bathroom with a shower. The final floor of this property also holds a double/twin room, which again has a bathroom and shower. Both the villa and the guest house feature A/C in all the rooms, except in the corridors, kitchen and bathrooms.

Exteriors

This Umbria villa comes with a beautiful green garden. Within it you can wander its lawns on its stepping-stone path, or head towards the pool area for a refreshing dip. Next to the latter you will find a shaded pergola area. This covers the outdoor dining area that seats up to 14 guests. Guests will also have access to a BBQ  and a hammock, you will also be able to enjoy the stunning views over the surrounding countryside from the property’s advantageously high position.

Location

Our Umbria villa combines the very best when it comes to location, at the border of Umbria and Tuscany. Lying in a secluded natural haven, it is nonetheless only a few minutes’ drive from grocery stores, restaurants, and other facilities. The nearest town in Umbertide, at just 9km distance. Cortona is a great place to visit for the day and is also only 29km away. Perugia is only 48km, and Florence 145km. A lovely area of Italy is the Lake Trasimeno which is just 34km away. Here you can explore the lakeside towns, relax on its shores, dip into its waters and take boat tours across its surface.

We accept wire transfer, credit card (Visa, MasterCard, American Express) and cryptocurrency (Bitcoin, USD Tether, Ethereum)

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.

The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.

The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).

If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.

In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.

SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).

The booking procedure and cancellation policy may vary depending on the villa.

Villa-specific rules

Included in the price

Cleaning service three times a week (Monday, Wednesday and Saturday), final cleaning, welcome basket, change of bed linen on Saturday, change of towels on Saturday and mid-week (Wednesday), air conditioning.

Not included in the price

Heating on consumption, pool heating 1000 € per week.

Available Extras

Extra maid service EUR 10 per hour; breakfast service EUR 15 per hour (plus cost of the groceries; service not available on Sunday and on the departure Saturday). Grocery shopping service from EUR 30 to EUR 70 depending on the amount of requested items plus reimbursement of the receipts. The price of extra services, which must be paid directly to the service providers, may vary according to their availability.
