This splendid Umbrian Villa stands within a historic Estate, not far from the majestic Antognolla Golf Course. The Property consists of a Main Villa and a Guest House by the pool. The Main Villa is on three floors. On the ground floor is the large living room with fireplace and access to the outdoor, the dining room, the kitchen, featuring a French windows opening onto the garden, and a Guest toilet.
The villa sleeps uo to 10 adults and 4 children. On the first floor is the master bedroom with en-suite bathroom with bathtub and shower and walk-in closet, and a double bedroom with en-suite bathroom with shower. In the basement you will find the second living room with TV and a double bedroom, both spaces with access to the outdoor, and a bedroom with bunk beds ideal for children. The two bedrooms of this floor share a bathroom. On the same floor is the laundry room. The Guest House is composed of a living room with fireplace, a kitchen and two double bedrooms, both with en-suite bathroom with shower. All the spaces of the Guest House have access to the outdoor.
Exteriors
The villa boasts an idyllic exterior, dotted with century-old olive trees. The view is unforgettable, and travels as far as the eye can see. The elegant infinity pool, heatable in summer on request, is surrounded by a wooden deck equipped with sun beds and parasols. Near the pool, Guests will find an outdoor shower and a relaxation area in the shade of a pergola. In front of the villa there is the al fresco dining table and lounge areas. The sunset enjoyed from the garden of the Villa will make you fall in love with this corner of paradise.
Location
The Villa is located within one of the most important private Estates in Italy, not far from the Antognolla Golf Course. The nearest village is San Giovanni del Pantano, where you can find restaurants and shops. This area of Umbria is famous for its food and wine tradition and its natural wonders, such as Lake Trasimeno. Among the day trips not to be missed, a visit to Assisi, the town of San Francesco, listed among UNESCO World Heritage Sites, Gubbio and Perugia.

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
Villa-specific rules
Included in the priceVAT included. Unlimited use of high-speed Wi-Fi internet access. Concierge Service from 9am to 7pm. Available for emergencies out of hours. Maid Service 6 days a week excluding Sundays and public holidays. Full gardening and pool cleaning service. Pool heating is not included, and price is based upon consumption if requested and subject to weather conditions. Pool heating is not available from November to April. Shuttle service to/from the Estate restaurant Il Caldaro (available every day for dinner time prior reservation) for up to 8 people maximum. Multiple round trips per villa are NOT available. 15% discount on the Antognolla Golf green fees and 5% discount on Golf Shop. Welcome hamper with Estate products (please consider that the villa is self-catered, but we are glad to include an initial provision of bottled water, coffee powder, tea, sugar, cooking and table salt, olive oil and coffee capsules upon arrival). Pre-stocking service available on request at an extra cost.
Not included in the priceTourist tax; Late check-in after 8pm should be communicated in advance and will be charged a fee of 150 Euro.
