Interiors
This Maremma large villa comprises a main two-floors building with joined outbuilding surrounded by a 6000 square mt. garden. It sleeps up to 13 guests in 7 bedrooms. Five rooms are double, one is triple. Three bedrooms have air conditioning units. In the villa there is also a servers bedroom with single beds and bathroom.
Two flights of stairs from the parking lead to the main entrance, a large living room with fireplace. To the right some steps up lead to a lobby leading to a big dining room. On the same level you will find the kitchen and a little guests bathroom. It moreover has another lobby with a double bedroom. The latter provides an en suite bathroom with shower. There is a further twin bedroom with fireplace and a bathroom with tub on this floor.
Half way from the parking area and the upper ground floor, a door leads to a corridor and a double bedroom. This has a fireplace and en suite bathroom with shower. The corridor leads to another bedroom, which also has an en suite bathroom with shower. The entrance to a further double bedroom is a French window. This bedroom provides an en suite bathroom with shower.
The same level as the swimming pool also has a suite. This consists of a twin bedroom with a fireplace, en suite bathroom with Jacuzzi bath and separate shower and a conservatory facing the pool and the garden. The second suite, also on the same level of the pool, consists a double bedroom with a fireplace and with en suite bathroom with Jacuzzi bath and separate shower.
Exteriors
The garden, spreading over different levels with different kind of trees (holm oaks, corks, olive trees, pines, cypress and fruit trees), has several shaded loggias. The main loggia is moreover fully equipped with a big barbecue is ideal for al fresco dining.
The infinity-edge pool enjoys breathtaking views over the valley and the sea. Guests staying at the house will be tempted to spend most of their time within the comforts of the property even if the seaside with its sandy beaches is only 15 minutes far and the nearby area is reach in nice locations to visit.
Location
This Maremma large villa is located near the medieval town of Capalbio, near the Tuscan coast. It has a beautiful panoramic position on top of a hill (230 mt. above sea level). The swimming pool area offers an amazing view of Capalbio. The town is at just 1,5 km by a dirt road. Here you will find delicious restaurants, shops and markets. At 8 km you will also find several sandy beaches.

Booking and Payment
Payment methods and Booking procedure

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
