The lovely Capalbio swimming pool villa lies in one of the most exclusive areas of Italy. This is the famous and still unspoiled area of Maremma Toscana. The sea is only a short drive from the property, which sits near the charming town of Capalbio, surrounded by rolling green hills.
You will fall in love with the rustic and elegant style of the villa, which climbing vines cover. This villa’s charm is irresistible, and it also boasts a private infinity pool with unforgettable panoramic views of Maremma.
An enchanting and fragrant garden surrounds this villa. It features olive trees, lavender bushes and roses. Several covered patios with elegant furniture provide ideal spots to enjoy great views of Tuscany countryside. As guests of the property, you are also welcome to pick the fresh seasonal produce from the villa’s vegetable garden.
The light-coloured living room is spacious and features tasteful furnishings thanks to the owner, who is a well-known magazine writer. The corner with a stone fireplace, sofas, armchairs, a coffee table and a wall library is perfect for curling up with a book to relax. Two large French windows open onto a beautiful veranda, furnished with elegant wrought iron couches adorned with white striped pillows. This is where the daily breakfast service will be served. There is also a barbecue, which should only be used under the cook’s supervision.
The well-equipped kitchen, adjacent to the living room, features a gas stove, oven, refrigerator, and freezer. An antique wooden table with a marble surface and matching chairs enhances the space, while sofas and armchairs create a cozy atmosphere. Two large French windows open to a second patio, offering breathtaking views of the countryside.
In the main house of the Capalbio Swimming Pool Villa there are 3 double bedrooms with 3 bathrooms. Two bedrooms have king size beds and the third bedroom has twin beds. Next to the main house is a guest annex that is composed of 2 separate guest areas, each with a double bedroom and a bathroom. All the bedrooms have A/C System

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
