Covered by a flowered pergola, the Villa’s main entrance opens up to an elegant hall, where you will find, right across the delicate central table, the first access to the Villa’s terrace, allowing the breathtaking view of the Tuscan Hills to be your first sight upon entering the property.
Divided into two lounging areas, the main living area’s arched ceiling with beautiful wood detailing delicately brings the space together. This structure instantly adds height to the space and, combined with the light high drapes that cover the floor-to-ceiling windows throughout the room and the white-washed flooring, make the ambience as ample and airy as possible, especially when the delicately maintained gardens are a constant view. Other common areas present in the Villa are the separate home theater and the graceful dining room that sits up to 18 guests.
The stunning bright pink kitchen is a treasure! Accessible only by requesting the daily chef service, complete with a full lunch & dinner menu, this industrial capacity kitchen has been preciously designed. The cabinet-free space beautifully contrasts the fuchsia walls with the stainless steel appliances and countertops, allowing the black metal and glass features to uniquely stand out. Equipped with 6 gas burners, 4 induction, 2 large ovens, microwave, double sized fridge, ice machine and dish washer, this kitchen has everything a chef may need. A second, smaller, kitchen, is also available should you not wish to book the chef service. Also on the ground floor lie 2 out of the 6 bedrooms, divided by a cozy TV room which opens onto the terrace.
One floor up you will find the 2 other bedrooms with unbelievable views of the sea and direct access to a private terrace, whereas on the lower ground floor lie the other 2 – both leading onto a private terrace with a passage to the garden. These bedrooms also share a TV room as well as a refrigerator.
The bedrooms, spread out over the Villa’s three levels guarantees privacy, and are all sophisticated ample spaces with wide dressing rooms and ensuite bathrooms.
Composed by a mix of modern and rustic items, the Villa comprises sleek and elegant furnishings while still maintaining Tuscany’s original character by combining these pieces with natural wood and fiber pieces. The present of unique art work is unrestricted – be them the magnificent paintings spread throughout the walls or exemplar designer furniture, you will be constantly surprised by how carefully curated the Villa is.
Sitting among nine hectares enclosed by unbelievable greenery, the terraces that surround the Villa is exquisitely outfitted and ready to accommodate your most relaxing moments. A vast round table seating up to 16 guests, offers utmost comfort in outside dinners. On the the lower terrace you will find the 20 x 4.5 meters salt-water infinity pool complete with a swim jet system, which can be heated upon request.
The Villa also counts with undercover parking fitting up to 4 cars and further space for other 10 cars.
Ten minutes away from the beach by car, the Villa is located next to the medieval city of Capalbio, in Maremma. Known for its pristine coastline and white-sand beaches, the Maremma region attracts visitors worldwide by mixing the unique Tuscan shore with a maze of wild aromatic shrubs. This allows the location to be a peak destination throughout the entire year.
Porto Ercole and Porto Santo Stefano lie at a short 25 minutes drive and make great stops. Giannutri, a tiny island in the middle of the Tyrrhenian Sea is not much further and is also an amazing option for a day trip. By renting a speed boat, a visit to Isola Del Giglio, with a number of exquisite restaurants and boutiques, is a must. Not to forget, the “Terme de Saturnia”, a group of natural water springs is a great experience throughout the year.
Cooking classes, boat rentals, guided tours and wine tasting are some of the activities offered at the Villa that will make sure you take the most out of your Tuscan experience.
Also upon request services such as concierge and chef are at your disposal. For an additional 250€, guests may access the exclusive “La Macchia” beach club for lunch, dinner and their private beach with sun loungers and umbrellas.

Payment methods and Booking procedure

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
