Maremma Design Villa includes two independent houses, thoughtfully positioned within the grounds to ensure privacy and comfort.
The main villa features a double living room, a fully equipped kitchen, and three sleeping areas with en suite bathrooms. On the first floor, one bedroom offers two double beds, while the ground floor bedroom includes one double bed and one single bed. In addition, the property features a separate apartment composed of a walk-in closet area, one bedroom with a double bed, and a living room with a sofa bed. The house also includes a private wellness area with a gym, sauna, and Turkish bath. Large openings and bright interiors create a natural connection between the indoor spaces and the surrounding landscape.
Meanwhile, the second house, located on the opposite side of the pool and accessed through a landscaped path designed by Antichi Parchi, includes two additional bedrooms, a kitchen, and a private outdoor patio. One bedroom features a double bed, while the larger second bedroom includes a double bed with the possibility of adding an extra small bed.
The outdoor areas encourage guests to fully enjoy the natural surroundings throughout the day. The heated saltwater infinity pool overlooks the countryside and offers both sunny and shaded areas. As a result, guests can easily find comfortable spaces for relaxing at any time of day.
In addition, a panoramic terrace facing Capalbio features an outdoor dining area with a fully equipped kitchen and pizza oven, making it ideal for al fresco dinners and sunset aperitifs. Near the pool, a separate lounge patio creates another inviting space for outdoor gatherings.
The property also includes a regulation tennis court, paddle court, beach volleyball court and outdoor shower. Moreover, guests can enjoy fresh eggs from the estate’s chicken coop during their stay
Maremma Design Villa is located in the southern Tuscan countryside, approximately 4 km from the coast and within easy reach of Capalbio and the beaches of the Maremma region. Although the property enjoys a private and peaceful setting surrounded by nature, guests can still easily reach nearby villages and the coastline.

Payment methods and Booking procedure
We accept wire transfer, credit card (Visa, MasterCard, American Express) and cryptocurrency (Bitcoin, USD Tether, Ethereum)
For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
All utilities, including A/C, heating, and final cleaning; Tourist tax is also included.
