On the ground floor, the spacious living room includes a cozy fireplace. The fully equipped kitchen is perfect for preparing meals, while the meeting room accommodates up to 50 people, making it great for gatherings. Two bedrooms are also on this floor: one with twin beds and one double, both conveniently close to a bathroom with a shower.
The first floor is accessible via a beautiful stone staircase. It includes a large living room, a dining area, and a second kitchen. Three bedrooms are located here: two doubles, each with an adjacent bathroom (one featuring a bathtub and shower, the other with just a shower), and a twin room with its own bathroom.
On the second floor, a wooden staircase leads to a study that doubles as a bedroom with two single beds. This space provides a peaceful retreat with scenic views of the countryside.
Exteriors
The outdoor spaces are equally captivating. The private swimming pool (12 x 6 meters) is surrounded by sunbeds and umbrellas, creating the perfect spot for relaxation. A pergola and loggia offer shaded areas for al fresco dining. Guests can enjoy the barbecue and the outdoor seating areas for memorable meals.
Val di Pesa Family Villa is surrounded by a large, fenced garden, ensuring privacy and safety for families. Its aromatic garden and views of the nearby village of Fabbrica add to the tranquil setting. Ample parking is available right next to the property.

Payment methods and Booking procedure

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
