Interiors
The villa extends over two floors and hosts up to 14 guests in seven refined bedrooms, each with a king-size bed, ensuite bathroom, and flat-screen TV. On request, four extra sofa beds can accommodate larger groups. Every room has air conditioning and mosquito screens on the windows for maximum comfort.
Inside, the atmosphere combines history and elegance. Original frescoes, 18th-century ceilings, and tasteful furnishings create a timeless Tuscan style. The ground floor includes a bright winter garden-style living area with sofas and armchairs, a fully equipped kitchen, and a dining room that seats 14. The Suite Ciampolini features frescoed walls and direct access to the pool, while Suite Falchi offers two levels, with a private sitting area and bathtub.
Exteriors
The villa sits within 3,000 m² of enclosed gardens surrounded by olive trees and green lawns. Guests can relax by the private pool (5.5 x 11.5 m, depth 1.6 m) with its gazebo, sunbeds, shower, and poolside bathroom. The garden and pool are illuminated in the evening, creating a peaceful atmosphere for outdoor dining or quiet moments. There is also private parking for up to five cars.
Location
The villa enjoys an excellent location just 350 meters from the village of Grassina, where guests can find shops, restaurants, and all essential services. A nearby bus stop connects directly to Florence, while the Ugolino Golf Club lies only 6 km away. Thanks to its position, guests can easily plan day trips to Florence, Siena, Pisa, Bologna, and the Chianti region.

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
Villa-specific rules
Included in the priceUtilities, final cleaning, a bathroom set and bed linen in each bedroom, one pool towel per person, air conditioning, soap and shower shampoo in each bathroom, a welcome coffee pod set, and one housekeeping service with linen and towel change per week for bookings of at least 6 nights.
Not included in the priceTourist tax: €1.00 per person per day. During the winter season (November, December, January, February, and March), a heating fee of €120.00 per day is required. In case of pets, and additional €100,00 final cleaning is required.
