Umbriance Exclusive Villa is spread across two levels, each with its own fully equipped kitchen and living area. This layout offers flexibility and comfort, especially for families or groups who prefer a mix of shared and private space.
On the ground floor, guests will find a modern kitchen and a large living room with a fireplace, smart TV, billiards table, and game table. The sleeping area includes a double bedroom with an en-suite bathroom and another bedroom with a double bed, bunk beds, and a private bathroom. Two additional bedrooms are designed specifically for children; each accommodates four guests and has a private bathroom. This level also features a small cloister and a themed children’s zone.
The upper floor includes a second kitchen and another spacious living area, complete with a fireplace, dining area, and piano. There are two double bedrooms with en-suite bathrooms, along with a third double bedroom that features its own fireplace, lounge corner, and personal library. Guests will also find a twin bedroom and a turret bedroom with a large private terrace, furnished with outdoor seating and a telescope.
High-speed Wi-Fi is available throughout the villa. The design ensures comfort and autonomy for each group, while still offering generous shared spaces that bring everyone together.
Exteriors
The villa is surrounded by a large private garden that invites guests to relax and enjoy nature. At the center of the outdoor space lies a swimming pool with a hydromassage area. A covered patio offers shaded comfort, and a dedicated barbecue zone makes outdoor dining easy and enjoyable.
Several new outdoor features are currently being developed to further enhance the guest experience. These include a private spa with sauna, hammam, salt tepidarium, emotional showers, and a herbal tea lounge. A giant chessboard and open-air relaxation zone will offer moments of fun and comfort throughout the day. Guests will also enjoy a 9-hole adventure mini-golf course and a fully inclusive children’s playground designed for creativity and safety. An e-bike charging station with a maintenance area will also be available.
Location
Umbriance Exclusive Villa is located in Stroncone, in the province of Terni, a quiet area surrounded by natural beauty and medieval villages. The villa is close to many of Umbria’s highlights, including Marmore Falls, Lake Piediluco, and the Valnerina region. Guests can also easily reach cultural destinations such as Narni, Todi, Spoleto, Norcia, Assisi, Orvieto, and Civita di Bagnoregio.
There is a wide range of local experiences to enjoy. Options include wine tastings, cooking classes, truffle hunting, guided hikes, horseback riding, rafting, hot-air ballooning, and much more. Artistic attractions like the Gardens of Scarzuola, the Park of the Monsters in Bomarzo, and the Tarot Garden in Capalbio are also nearby. The villa is located along key pilgrimage routes, including the Way of St. Francis.

Booking and Payment

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
