Perched atop a poggio (hillock) at the end of a cypress tree lined drive, the San Gimignano Farmhouse Villa offers an authentic Italian experience. The ancient farmhouse has been renovated to the highest standards by local artisans to evoke rustic charm while delivering deluxe comfort.
Sleeping 12, this prestigious property has 6 double bedrooms with en-suite bathrooms. Each bedroom has Italian inspired décor, pretty wooden beamed ceilings and fine bed linens, and looks out onto picturesque scenery. One bedroom is located on the ground floor, and with its bathroom is wheelchair accessible. The other 5 bedrooms are on the first floor.
The kitchen is fitted out with premium equipment including a stone-built oven and double American fridge with ice machine. Direct access to the pool-side makes preparing and serving nibbles and drinks a breeze. A dining room with 12-seater table is ideal for sharing family meals, with a wine cellar available so that you can complement the food with the perfect bottle. The living room has a fireplace and TV. A small gym with a rowing machine, treadmill and other equipment is located below the living area.
The villa is cooled with an underfloor cooling system equivalent to air conditioning.
Exteriors
Stepping outside onto the terrace, a stone path leads you to the private swimming pool and jacuzzi. The facilities offer something to keep all ages entertained, with a gazebo for lounging in the shade, treehouse for the youngsters to play in, a chicken coop and a small fishing lake.
Location
San Gimignano Farmhouse Villa is 1 hour’s drive from Amerigo Vespucci airport and 1 hour 20minutes drive from Fiumicino and Linate airports, which have helicopter pads. The nearby village of Montaione is 10km away with a good selection of restaurants and food shops. You’ll be spoilt for choice for things to see and do with San Gimignano, Florence, Pisa, Lucca and Pistoia within driving distance.

For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
