The top floor includes two additional single bedrooms with sofa beds. On the ground floor, a small office equipped with monitor and Wi-Fi provides a practical and quiet workspace when needed.

Guests can enjoy warm evening swims in the large double infinity-edge pool, illuminated at night and framed by panoramic views. The pool area is furnished with sun loungers and a scenic pergola, while a second outdoor pergola offers an ideal setting for al fresco dining in a tranquil natural environment. The property also features private parking with six uncovered spaces and two covered spots under a carport.

Located within the picturesque hills near Bologna, the villa offers a serene countryside atmosphere while benefiting from access to the facilities and services of the nearby Palazzo di Varignana resort. We accept wire transfer, credit card (Visa, MasterCard, American Express) and cryptocurrency (Bitcoin, USD Tether, Ethereum)
For reservations requested more than 60 days prior to the commencement date, a deposit of 50% of the total rental amount will be charged in order to confirm the booking.
The balance of the full amount due in respect of the reservation and any additional charges are to be paid 60 days before the commencement date. SopranoVillas will send you a reminder of the second payment via email a few days before the deadline. Once the second payment has been received, you will receive all the necessary information for check-in.
The Rental Agreement will be considered invalid and the Guest will not be entitled to any refund in case of a final payment delayed of at least 50 days (e.g. paid 7 days prior to arrival).
If the reservation is requested with less than 60 days prior to arrival, the full rental amount is due in order to secure the booking. The booking will only be considered as confirmed after the deposit payment has been received and the Rental Agreement signed by the Guest.
In case of cancellation of the booking by the Guest more than 60 days before arrival, the client is entitled to a refund of 20% of the deposit payment. In case of cancellation of the booking by the Guest within 59 days or less prior to the arrival, the entire rental fee is non-refundable.
SopranoVillas consider as the date of cancellation to calculate refunds the day of the formal cancellation request (received by email).
The booking procedure and cancellation policy may vary depending on the villa.
Villa-specific rules
Included in the priceDaily housekeeping service, initial and final cleaning, bed linen, bath and pool towels, utilities (water, electricity, air conditioning and heating), Wi-Fi, private parking and garden and pool maintenance. Guests also benefit from buffet breakfast served at the nearby resort, access to selected resort facilities including the spa (limited daily access upon reservation), and the assistance of a dedicated English-speaking villa specialist for check-in and daytime support.
