Reservations
Reservations are made in the interest of property’s owner at the prices listed in the website of SopranoVillas.com.
Payment and booking liability
To secure a reservation the tenant is obliged to fill out the Rental Agreement that SopranoVillas.com will send via mail. To secure your reservation a 25% in advance of the total amount is mandatory. The prepayment is due by wire transfer or by credit card (Visa/MasterCard/Amex). If you book within 40 days prior your arrival tenant should pay the total amount of the rental. Reservations won’t be taken into our database without the wire transfer receipt and the reservation form. As soon as we will receive the prepayment we will immediately send you the booking confirmation letter. Only at this step the reservation is secured . The total balance has to be sent via bank wire transfer no later than 40 days prior to your arrival date. After the receipt of the balance we will send you contact details of the property, and instructions on how to reach it.
Rentals
The minimum stay is one week (except for specific villas), from Saturday to Saturday. In some cases, we can only accept a minimum stay of 14 days. Sopranovillas reserves the right to change the rates of the properties list if its necessary due to changing of the market conditions. The customer must not sub-let the rented property, unless previously agreed with the Owner. Customers are liable for their personal belongings such as jewelry and other precious. Customers are also liable for the rented property (you will have to care about locking it). The property is equipped with an initial supply of soap, toilet paper etc. The customer must not practice any activity that can be annoyance to the Owner, or to the occupants of adjoining land (This can invalidate the insurance policy).
Check in / Check out
Arrival: Saturday between 14.00 and 20.00.
Departure: Saturday between 7.00 a.m. and 10.30 a.m.
Any change to the arrival date and arrival time must be advised at least a week before the arrival, depending upon the availability.
In an unforeseen late arrival event that the owner cannot accept, the customer is responsible for the extra cost of an hotel room. Upon the arrival, you will need to bring with you a copy of the confirmation letter as well as a copy of your Id or passport, from all the members of your party, in order to register you in accordance with the Italian laws.
Cancellations – Cancellation fee
Any cancellation must be notified to our email address info@sopranovillas.com. The cancellation date is when we receive your email.
Cancellation sanction policy:
- recess from 60 to 40 days prior the arrival a 40% of the entire rental is due
- recess from 39 to 20 day to arrival a 65% of the entire rental is due
- recess from 19 to 0 day to arrival a 85% of the entire rental is due
Accidental Damage Fee
All bookings need a security deposit (the amount of the deposit depends on the property rented). It is due upon arrival to our representative. The deposit will guarantee any damage that might occur to the property. The deposit will be refunded upon the departure (unless any charge for loss or damage). The access to the villa will be refused in case that the deposit is not payed upon the arrival. Soprano villas is not responsible in the event of a conflict between the customer and the Land lord regarding the security deposit. The customer is responsible for any damages to the property (external and internal areas) caused by carelessness during the guests rental stay.
Sopranovillas is not responsible for any accident, injury, or loss suffered by customers.
Sopranovillas is not responsible if your stay is compromised by a natural disaster (earthquake, hurricanes) and won’t issue travel insurance coverage.
Extra Services
Regarding the extra services (when foresee) you must request them directly to Sopranovillas before your arrival. Extra service made after the reservation are subject to availability. Payment is due in cash upon your arrival to the representative.
Lock Outs
There will be a € 50,00 charge for anyone who locks himself out of a unit and requires additional keys made readily available for re-entry. The fee will be deducted by the Accidental Damage Fee. Furthermore, anyone who loses the keys will be responsible to pay for new locks for the whole property. The fee will be deducted by the Accidental Damage fee.
Pets
The Tenant is obliged to advise Sopranovillas at the moment of booking if he is willing to bring any pets with him. Pets are not allowed in some of the Properties listed in our website. There might be an additional cleaning fee for this reason.
Termination By Owner
In the case that the owner of a villa decides to remove his property from Sopranovillas website, the Tenant agrees to hold Sopranovillas harmless. Sopranovillas provides Tenant with a comparable property at the original rate. If this is not possible due to unavailability, Tenant agrees to accept a full refund of the amount that has been paid for the rental of the property. The Owner reserves the right to require any individual to vacate a rental property for disruptive behaviour.
Age Requirements
There must be at least one individual 29 years of age who will occupy the property during the entire stay.
Property Substitution
In case that the booked property becomes unavailable due to maintenance issues, transfers, or other issue, Sopranovillas reserves the right to provide guests with a comparable substitute property.
Complaints
In case of complaints, please notify immediately the Owner and Sopranovillas. Complaints notified after your stay are not valid.
Jurisdisction
In case of controversies, the Rome Law Court only can deal with the matter and Italian law only applies.
Sopranovillas Terms and Conditions listed above are intended as automatically accepted by the Tenant with the confirmation of the booking.
